Indian real-estate and property market offers marvelous investment opportunities. The Real Estate market in India has also benefited from the Indian economy which has been growing amazingly for quite a few years now and will continue to do so for the foreseeable future. Indian GDP growth rate is around 8% and with the increase in spending power of Indians, property investment has become very popular, lucrative and a safe way to invest or store money.

The real estate and other economic policies adopted by the successive governments during the past few years have made Indian real estate market a very attractive investment proposition to investment. Real Estate markets captures about 25% of the total Foreign Direct Investment (FDI) coming to India.

Non-resident Indians (NRI) are investing huge amounts of money towards the growth of Indian infrastructure and property market. With India about to overtake China as the world's most populous nation, the demand for real estate can only increase.

Besides the IT industry, other IT enabled services (ITES) and outsourcing services industry has driven up the demand for real-estate. Another key contributor that is fuelling this growth is the retail industry. Retail industry is itself projected to grow by more than 25 per cent for the coming years.

The expanding retail industry will require about 250 million sq. ft as per recent reports. Hundreds of shopping malls, multiplexes and other public recreational activity oriented establishments are being built all over India. These construction activities are not just limited to the metros and bigger cities such as Mumbai, Chennai, Hyderabad, Bangalore, Kolkata, Chandigarh, and the National Capital Region (NCR), but also smaller and upcoming cites and towns. The amount of investment in smaller cities may not be huge, but as far as return of investment goes, they are equally lucrative. Also, real estate prices in the smaller cities are still low and that gives small and new investors to get involved without having to invest large amount of capital.

The huge and growing, Indian middle class is another driving force causing increasing demand for real-estate. The Indian middle class is estimated at more than 350 million which is more than the entire population of US.

As per industry reports, there is a requirement of about 24 million residential units in India at present and there exists huge opportunities for the real estate developers in the segment. More and more real estate firms are approaching the capital markets to raise money for financing their mega projects. Real-estate IPOs are eagerly awaited by investors looking to invest in real estate.

Every major international firm is trying to get involved with the Indian Real estate market. Unlike many other businesses in India, real estate is a low maintenance and high return of investment business opportunity. Real estate operations in India are still mostly unorganized and informal. Many of the brokers for example do not belong to any real estate firm. Most of them work independently - hence it makes sense to consult not just international real-estate advisory firms but local brokers as well.

Real estate investment returns in India can be very profitable. One can easily expect around 15% return if one knows where to invest. It is common for property price to double in 2 years in certain places where there are rapid economic developments. For example in the regions designated as Special Economic Zones (SEZ) by the Government of India, there has been tremendous increase in land prices.

Some of the prominent companies promoting real estate funds in India are HDFC Property Fund, DHFL Venture Capital Fund, Kotak Mahindra, ICICI. The reputed Tata group of companies has also ventured into the real estate market a few months ago.
